GFI re-introduced this landmark facility as a new and exciting opportunity for industrial users
GFI Partners purchased a 1,000,000 square foot facility from Stroh's Brewery in Winston Salem, North Carolina. When in operation, this facility represented one of the largest and most active breweries in the world. When it was acquired, the building represented 1 million square feet of vacant industrial space encumbered by over 10,000 tons of piping, machinery, tanks and vessels. GFI faced the challenge of re-developing and re-introducing this landmark facility as a new and exciting opportunity for industrial users up and down the east coast.
GFI, supported by real estate professionals from the local community, researched the marketplace and identified the need for large contiguous blocks of functional space to be delivered to market at competitive rates. GFI rapidly removed and auctioned salvageable equipment and renovated the existing structure into a mixture of office, light manufacturing and high bay distribution space.
This highly publicized project was brought to 90% occupancy in just 10 months to such high profile tenants as Sara Lee Corporation, Kay Chemical (EcoLab), Walker Associates and the Cluett Corporation The facility, once a brewery is now the home to more than 1,150 employees, more than twice the 450 that were employed at Stroh's when it closed its doors.
